LEGAL NOTICE VILLAGE OF KINGS POINT

NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 8th November 2023, at 7:00 p.m.  The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board:  CASE NO. PRBZA20230433 – Application of Moshe Hakimi, Monica Hakimi, & Jacob Hakimi, as owners, with regard to the premises at 9 Tideway, Kings Point, New York, for a variance from ß161-23(A)(2) of the Code of the Village of Kings Point to permit a cabana encroachment of twenty three feet one and one-half inches into the required 10 foot minimum required setback from the rearmost portion of the main building.  The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 149, Lot 2, located in a Residence A2 zoning district of the Village of Kings Point.  CASE NO. PRBZA20230434 – Application of Carol Huang & Chin Tang, as owners, with regard to the premises at One Stream Court, Kings Point, New York, for a variance from ß161-35(B)(2) of the Code of the Village of Kings Point to permit an illegally constructed 6-foot tall PVC fence in a front yard (Arrandale Avenue) to replace a legal preexisting nonconforming wood stockade fence.  A replacement in kind within one year would have been permitted.  PVC is not ìin kindî to wood and PVC fences are not permitted in a front yard.  The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 202, Lot 33, located in a Residence A2 zoning district of the Village of Kings Point.  CASE NO. PRBZA20230435 – Application of Shayan Hakimian, as owner, with regard to the premises at 5 Denton Road, Kings Point, New York, for variances from ß161-10(B) of the Code of the Village of Kings Point to permit additions to a legal preexisting nonconforming single-family dwelling with a north side yard of 23.4 feet, instead of the required 25 feet, and an aggregate side yard of 54.8 feet, instead of the required side yard of 65 feet, which would further invade the north side yard (within the same 1.6 feet) and reduce the aggregate side yard to 54.71 feet.  The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 148, Lot 77, located in a Residence A2 zoning district of the Village of Kings Point.   The applications and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours.   At said hearings, all parties in interest will be given an opportunity to be heard.   In the event that anyone needs a special accommodation for a disability, such person is requested to contact the Village Clerk at least five days before the hearing.
