LEGAL NOTICE PUBLIC HEARING

PLEASE TAKE NOTICE that a public hearing will be held by the Zoning Board of Appeals of the Village of Roslyn Estates on Wednesday, July 20, 2022, at 7:30 p.m. at Village Hall, 25 The Tulips, Roslyn Estates, New York 11576, to continue the public hearing for:††Case #633, the Application of Ron Mitzner, owner of premises at 43 The Birches, Roslyn Estates, NY 11576, in R-12 zoning district, also known as Section 7, Block 53, Lot 209, on Nassau County Land and Tax Map, for variances from Village Code Sections 200-33.12(F.) and 200-22(I.)(i)(a), to permit alteration of existing single family home that would result in (i) a side yard of 15.21í, where the minimum required side yard is 20í, and the pre-existing, non-conforming side yard is 14.08í, (ii) an aggregate side yard of 34.9í, where the minimum required aggregate side yard is 45í, and the pre-existing, non-conforming aggregate side yard is 33.79í, and (iii) a sky exposure plane/height setback ratio of 1.2í (height) to 1.0 (length), where the maximim sky exposure plane/height setback ratio is 1.0í (height) to 1.0 (length). At the public hearing, all persons will be given opportunity to be heard. Individuals wishing to review file may do so during Village business hours.
