Village of Great Neck tweaks village code on building heights
The Village of Great Neck voted and passed a resolution that tweaks the height a building can be in the incentive zone of Middle Neck Road.

The Village of Great Neck voted Tuesday night a change to the Middle Neck Road incentive area only to allow five-story developments.

Previously the village code permitted only four stories. The revised does come with conditions such as the first floor has to be for parking or a lobby area.

“The incentive zoning is to bring people who are willing to invest in the areas that aren’t being invested in,” said Great Neck Mayor Pedram Bral. “I don’t know if I want to see tall buildings on Middle Neck Road, but I also don’t want to see dilapidated buildings that are not producing enough taxes to really help the village as an entire peninsula moving forward into the next century.”

If a developer wants to take advantage of the incentive, it doesn’t mean they are automatically approved for five stories, board members noted. The plan for each development will be looked at on an individual basis.

The village asked the Nassau County Planning Commission if they had any suggestions or comments and they passed a resolution recommending that the village act as the village deems appropriate.
