An office and warehouse building at 151 Herricks Road in New Hyde Park was recently sold for $4.5 million, according to American Investment Properties (AIP), the commercial real estate firm involved in the transaction.
The 30,231-square-foot property was sold for $149 per square foot.
The buyer was 151 Herricks LLC, a registered entity under the ownership of Sirina Fire Protection Corp., a fire protection contractor which already has space in the building.
AIP said challenges associated with the sale included vacancies, tenant uncertainty, necessary maintenance and high property taxes. The firm said that an ideal buyer would be an all-cash purchaser, which the firm eventually found.
Ron Koenigsberg of AIP represented the buyer, according to the company website.
