The application for a proposed zoning change to establish a residential business center within the Ritz-Carlton condominium complex has been withdrawn, the North Hills village board announced Wednesday night.

The Ritz-Carlton Residences in North Hills is a private, gated community. A packed and controversial public hearing on the application took place in June.

The word “amenities” and whether the intended business section was a for-profit endeavor for the complex were significant topics of discussion. Marvin Natiss, the mayor of North Hills, expressed alarm about this possibility.

The board had intended the hearing to continue in July before they adjourned it to August. On Wednesday night, however, Natiss shared and read the letter about the withdrawal.

“After due consideration, the HOA wishes to withdraw its application,” he read. “And the HOA appreciates the courtesies and consideration extended by the board.”

Natiss voiced his satisfaction with the withdrawal. He said it eliminates one potentially contentious public hearing.

The board also discussed the Long Island Rail Road and its shuttle service.

Last month, Natiss shared his thoughts on the ongoing LIRR situation. He said the schedule changes would affect the village’s shuttle service.

“We run the shuttle for the residents at no cost to the residents,” he said. “And we’ve always geared it to the express trains.”

Natiss had said that if the LIRR did not reinstate the express trains, it would be inefficient to continue paying $12,000 monthly for it.

The board decided Wednesday to continue to track how folks are using the shuttle and any developments with the LIRR. The village will also conduct a survey among the locals on the shuttles.

North Hills’ next Board of Trustees meeting will be held on Sep. 19 at 7:30 p.m. It will take place at the Village Hall.
