HEARING
7 Allen Lane Section 1 Block 199 Lot 2
PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, June 6, 2019 at 7:30PM at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Parviz Soomekh, owner, represented by Hooshang Nejathaim, engineer, for the premises at 7 Allen Lane in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Codes:
§ 575-93 Population density and street frontage.
No single-family dwelling shall be constructed on or occupy an interior lot having an area of less than 4,000 square feet or having a street frontage of less than 40 feet.
The existing property is 34.9 feet by 60 feet or 2,100 square feet with 34.9 feet street frontage.
§ 575-94 Building area and floor area ratio.
On interior lots: 0.50 of the first 4,000 square feet of lot area; 0.20 of the lot area in excess of the first 4,000 square feet which is less than 100 feet from the street on which the lot abuts; and 0.10 of the lot area in excess of the first 4,000 square feet which is farther than 100 feet from said street.
The total first and second floor square footage is 1,114 square feet and the allowed FAR is 1,047 square feet.
§ 575-98 Front yards.
All lots shall have at least one front yard. A corner lot shall have a front yard on each public street on which the lot abuts. All front yards shall have a minimum depth equal to the greater of 20 feet or the average depth of the front yards of other lots which are on the same block front and within 200 feet. In no event, however, shall a front yard be required to have a depth which is greater than 35 feet.
The proposed front yard is 15.5 feet.
The premises also known as Section 1, Block 199, Lot 2 on the Nassau County Land and Tax Map, and are located in the Residence D Zoning District. A copy of the application material is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
