NOTICE IS HEREBY GIVEN THAT the Zoning Board of Appeals of the Village of South Floral Park will hold a Public Hearing on May 19, 2022, at 6:00 PM, remotely, via videoconference only, with no ‘in person’ location, as authorized pursuant to NYS Legislation (S.50001/A.40001), if authority to do so then remains in effect, or, if no longer in effect, then in-person, at United Methodist Church, 376 Louis Avenue, South Floral Park, for: Application of Murina Sahadeo, as owner of the premises at 96 Frederick Avenue, South Floral Park, New York, shown on Nassau County Land & Tax Map as Section 32, Block 349, Lots 34-39, for variances from Village Code Sections 210-19 and 210-23, in connection with proposed 2nd story addition to existing single family home in order to convert existing single family home into a 2-family home (i) on a 7,308 sq. ft. lot, where the minimum lot size for a lot improved with a building is 4,800 sq. ft., and as the only residential building permitted as of right under the Code is a single family home, a lot containing a 2 family home must satisfy the 4,800 sq. ft. minimum for each residential unit, so that the minimum lot size required for a 2 family home is 9,600 sq. ft., and (ii) where no single family dwelling shall be altered to accommodate more than one family unless authorized by the Board of Appeals. 1. Application of Lovell Cannon III, as owner of premises at 27 Memphis Ave., South Floral Park, New York, shown on Nassau County Land & Tax Map as Section 32, Block 341, Lot 17, for variance from Village Code Section 178-5.B., for proposed installation of second driveway, 10í wide, to be served by new curb cut, on premises improved with a single family home with a 10í wide existing driveway; the lot width is 42í, so the proposed 20í aggregate width of front yard paved surface for parking or storage of motor vehicles comprises 48% of lot width, where aggregate width of paved areas in front yard for parking or storage of motor vehicles shall not exceed 30% of lot width, or 12.6í on a 42í wide lot. The Applicant must also seek approval for the associated second curb cut from Village Board of Trustees.
