VILLAGE OF KINGS POINT
NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 19th July 2022, at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board: CASE NO. PRBZA20220127 – Application of 38 MCT LLC (Joseph Roubeni), as owner, with regard to the premises at 38 Martin Court, Kings Point, New York, for a variance from the following section of the Code of the Village of Kings Point to construct a swimming pool and appurtenant equipment that will encroach 5.6 feet into a 114.3-foot front yard (Sinclair Drive):§140-5 Setbacks: No swimming pool and no appurtenant equipment or structure to such swimming pool shall be built, constructed, erected or maintained in a front yard or closer than 20 feet to the rear or side property lines of the premises.†††The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 150, Lot 20, and located in a Residence A2 zoning district. CASE NO. PRBZA20220208 ñ Application of Randy & Alexandra Sperling, as owners, with regard to the premises at 333 East Shore Road, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to legalize and maintain the construction of a one-story addition to their dwelling in violation of the plans previously approved by the Board of Appeals: §161-10(B): to permit an aggregate side yard of of 60.1 feet instead of the minimum required aggregate side yard of 65 feet.§161-10(B):  to permit a side yard of 25.7 feet instead of the minimum required side yard of 65 feet.§161-23(B):† to permit Projections into Side Yards – to permit an encroachment of 2.3 feet into a required minimum side yard of 28í feet. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 179, Lot 34, and located in a Residence A2 zoning district. The applications and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours. At said hearings, all parties in interest will be given an opportunity to be heard. In the event that anyone needs a special accommodation for a disability, such person is requested to contact the Village Clerk at least five days before the hearing. All persons entering the Village Hall may be required to wear face masks covering their nose and mouth at all times and maintaining a
6-foot social distance.
