VILLAGE OF KINGS POINT
NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York†11024, on 25th October 2022, at 7:00 p.m.†The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board:††CASE NO. PRBZA20220364- Application of East Shore Home LLC (Ang Xu), as owner, with regard to the premises at 369 East Shore Road, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to construct an addition to the existing single-family dwelling. §161-23(A) – to permit various projections into a rear yard of 11 feet, instead of the maximum permitted 24 inches or 5 feet depending upon the projection. §161-30.4(B)(1)(c) ñto permit a rear yard sky exposure plane of 58.13 feet, instead of the maximum permitted 51.97 feet. §161-10(C) – to permit a second story rear yard setback of 28.8 feet instead of the minimum required setback of 40.0 feet. [Legal preexisting 28.8-foot setback for first story by variance in 1986] The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 179, Lot 9, and located in a Residence A2 zoning district. CASE NO. PRBZA20220365 ñ Application of Steven & Eliana Kordvani, as owners, with regard to the premises at 429 East Shore Road, Kings Point, New York, for a variance from the following section of the Code of the Village of Kings Point to revise a gable on the front facade: §161-30.4(B)(1)(A): to permit a eastern front yard (East Shore Road) sky exposure plane of 129.28 feet, instead of the maximum permitted 126.29 feet. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 65, Lot 12, and located in a Residence A2 zoning district. The applications and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours. At said hearings, all parties in interest will be given an opportunity to be heard. In the event that anyone needs a special accommodation for a disability, such person is requested to contact the Village Clerk at least five days before the hearing. All persons entering the Village Hall may be required to wear face masks covering their nose and mouth at all times and maintaining a 6-foot social distance.
