PLEASE TAKE NOTICE that a public hearing will be held by the Zoning Board of Appeals of the Village of Roslyn Estates on Wednesday, January 17, 2024, at 7:30 p.m. at Village Hall, 25 The Tulips, Roslyn Estates, New York 11576, for: Case #647, Application of James Weil, d/b/a The Sweat Factory, Tenant, as authorized by GRK Realty, owner, of 1062 Northern Boulevard, Roslyn Estates, NY 11576, designated on the Nassau County Land and Tax Map as Section 7, Block 40, Lot 707 in a Business C1 zoning district, for amendment of condition imposed in Boardís 2012 decision granting variance from minimum on-site parking space requirements of Village Code Section 200-51(H), which permitted 21 on-site parking spaces where 38 on-site parking spaces are required, conditioned upon continuation of occupancy as then proposed; Applicant now proposes to expand 2nd story yoga studio to 1st floor, thereby changing occupancy, with no increase in on-site parking spaces, or any construction or renovations proposed. At the public hearing, all persons will be given opportunity to be heard. Individuals wishing to review file may do so during Village business hours. Persons planning to attend meeting who require special accommodations because of disability should notify Village Clerk no less than 48 hours prior to meeting.
