LEGAL NOTICE PUBLIC HEARING
PLEASE TAKE NOTICE that a public hearing will be held by the Zoning Board of Appeals of the Village of Roslyn Estates on Wednesday, April 19, 2023, at 7:30 p.m. at Village Hall, 25 The Tulips, Roslyn Estates, New York 11576, to hear: Case #639, the Application of Dr. Laurence Spier, owner of premises at 51 The Intervale, Roslyn Estates, NY 11576, in R-30 zoning district, also known as Section 7, Block 208, Lot 204, on Nassau County Land and Tax Map, for variances from Village Code Sections 200-27.D., and 200-21(I)4., and from decision of Board adopted December 16, 2020, in Case #618, the prior application of Dr. Spier with respect to the pending project for the expansion of an existing home (the ìPrior Decisionî), in order to permit (a) the enclosure of 176.94 square feet of what had been proposed to be an open air detached 2-story pool cabana, that would result in floor area of 8,385.79 square feet, 176.94 sq. ft. in excess of the 8,208.85 square feet allowed by the Board under the Prior Decision, which granted a variance from the maximum permitted floor area for a lot of 51,342 square feet is 6,106.84 square feet, and (b) fencing in the easterly front yard, where, pursuant to Village Code Section 200-21(I)4., no fence is permitted. At the public hearing, all persons will be given opportunity to be heard. Individuals wishing to review file may do so during Village business hours. Those persons planning to attend meeting and who require special accommodations because of disability are requested to notify Village Clerk no less than 48 hours prior to meeting.
