INCORPORATED VILLAGE OF GREAT NECK ZONING BOARD OF APPEALS NOTICE OF PUBLIC HEARING 15 Old Colony Lane (Section 1 /Block 104 /Lot(s) 596) PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, May 4, 2023 at 7:30PM at Saddle Rock Village Hall, 18 Masefield Way, Great Neck, NY 11023, to hear the application of Rama and Lori Nabavian, owners, represented by Edna Guilor, architect, for the premises at 15 Old Colony Lane, in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Codes for additions and alterations: 1.  §Section 575-52 Building Area and Floor Area Ratio A. For single-family dwelling use, the building area shall not exceed 30% of the lot area and, subject to any modifications required by § 575-167 of this chapter, the floor area ratio shall not exceed the limits hereinafter set forth. (1.)On interior lots: 0.50 of the first 6,000 square feet of lot area; 0.20 of the lot area in excess of the first 6,000 square feet which is less than 100 feet from the street on which the lot abuts; and 0.10 of the lot area in excess of the first 6,000 square feet which is farther than 100 feet from said street. To the extent required, all of the area of the lot within 100 feet of the street on which the lot abuts must be included in the calculation of the first 6,000 square feet of lot area. The proposed addition with the porch and deck is 2,243.91 SF, whereby the maximum allowable building area is 2,131.2 SF. A variance of 112.89 SF is requested. 2. §Section 575-54 Lot Coverage Lot coverage on a residential lot in the Residence B District shall not exceed the following thresholds: A. Front yard coverage: 50%. B. Rear yard coverage: 40%. C. Side yard coverage: 10% or, for corner plots, 40% (but in both cases exclusive of coverage by that portion of a driveway whose width does not exceed 20 feet). The proposed front yard coverage is 1,426.2 SF, whereby the maximum allowable front yard coverage is 1165.7 SF. A variance of 260.5 SF is requested.  3. §Section 575-57 Side Yards A. On an interior lot, a single-family dwelling shall have two side yards, one on each side of the main building. The aggregate width of the two side yards shall not be less than 20 feet, plus 1/2 of the width of the lot in excess of 60 feet. No side yard shall have a width of less than eight feet, plus 2/5 of that portion of the minimum required aggregate width of both side yards in excess of 20 feet. Where practical, the wider of the two side yards shall be placed adjacent to the narrower of the side yards of an adjoining lot or lots. The proposed side yard at the deck is 5.7 feet, whereby the minimum side yard requirement is 10 feet. A variance of 4.3 feet is requested.  4.  §Section 575-57 Side Yards A. On an interior lot, a single-family dwelling shall have two side yards, one on each side of the main building. The aggregate width of the two side yards shall not be less than 20 feet, plus 1/2 of the width of the lot in excess of 60 feet. No side yard shall have a width of less than eight feet, plus 2/5 of that portion of the minimum required aggregate width of both side yards in excess of 20 feet. Where practical, the wider of the two side yards shall be placed adjacent to the narrower of the side yards of an adjoining lot or lots. The proposed side yard at the east side is 8.2 feet, whereby the minimum side yard requirement is 10 feet. A variance of 1.8 feet is requested. 5.  §Section 575-57 Side Yards A. On an interior lot, a single-family dwelling shall have two side yards, one on each side of the main building. The aggregate width of the two side yards shall not be less than 20 feet, plus 1/2 of the width of the lot in excess of 60 feet. No side yard shall have a width of less than eight feet, plus 2/5 of that portion of the minimum required aggregate width of both side yards in excess of 20 feet. Where practical, the wider of the two side yards shall be placed adjacent to the narrower of the side yards of an adjoining lot or lots. The proposed aggregate side yard at the deck is 16 feet, whereby the minimum aggregate side yard requirement is 25.52 feet. A variance of 9.52 feet is requested. 6.  §Section 575-57 Side Yards A. On an interior lot, a single-family dwelling shall have two side yards, one on each side of the main building. The aggregate width of the two side yards shall not be less than 20 feet, plus 1/2 of the width of the lot in excess of 60 feet. No side yard shall have a width of less than eight feet, plus 2/5 of that portion of the minimum required aggregate width of both side yards in excess of 20 feet. Where practical, the wider of the two side yards shall be placed adjacent to the narrower of the side yards of an adjoining lot or lots.. The proposed aggregate side yard at the east side is 18.5 feet, whereby the minimum aggregate side yard requirement is 25.52 feet.
