NOTICE OF PUBLIC HEARINGĀ 4 Andover Road (Section 1/Block 122/Lot(s) 44) PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Monday, April 17, 2023 at 7:30PM at Village Hall, 767 Middle Neck Road, Great Neck, NY 11024, to hear the application of Tania Orenstein, owner, for the premises 4 Andover Road in Great Neck. The applicant is seeking site plan approval and the following variance(s) from the Village Zoning Codes for an application to construct a sunroom addition:Ā 1. Ā§ Section 575-56 Front Yards All lots shall have at least one front yard. A corner lot shall have a front yard on each public street on which the lot abuts. All front yards shall have a minimum depth equal to the greater of 25 feet or the average depth of the front yards of other lots which are on the same block front and within 200 feet. In no event, however, shall a front yard be required to have a depth which is greater than 35 feet. The minimum front yard requirement on Chadwick Road is 26.3 feet, whereby 24.8 feet is proposed.Ā A variance of 1.5 feet is requested.Ā 2. Ā Ā§ Section 575-58 Rear YardsĀ There shall be a rear yard, the depth of which shall be 25 feet plus 1/4 of the depth of the lot in excess of 100 feet. The minimum rear yard requirement is 25Ć, whereby 24.8 feet is proposed at the rear yard on the west side of the house.Ā A variance of 0.2 feet is required. Ā 3. Ā Ā§ Section 575-168 Facades of Single-Family Dwellings In a single-family dwelling: A. No horizontal plane of a front or side facade shall extend for more than 30 feet without a change or break in said plane of at least two feet in width. The horizontal plane of a front facade shall have at least one break of at least two feet in width, regardless of the overall width of the facade. A projecting chimney shall be considered a change or break in a plane if it is: (1) A minimum of two stories tall; (2) At least four feet wide up to the second story, at which point its width may be reduced to three feet; and (3) At least two feet deep. The front faĆade on Andover Road needs to have a break of at least 2 feet horizontally on a plane longer than 30 feet, wherebyĀ (two) 1 foot breaks are proposed on a 44 foot long horizontal faĆade plane. A variance is required. 4.Ā Ā Ā§ Section 575-168 Facades of Single-Family Dwellings In a single-family dwelling: A. No horizontal plane of a front or side facade shall extend for more than 30 feet without a change or break in said plane of at least two feet in width. The horizontal plane of a front facade shall have at least one break of at least two feet in width, regardless of the overall width of the facade. A projecting chimney shall be considered a change or break in a plane if it is: (1) A minimum of two stories tall; (2) At least four feet wide up to the second story, at which point its width may be reduced to three feet; and (3) At least two feet deep. The side faĆade (facing north) needs to have a break of at least two feet horizontally on a plane longer than 30 feet, whereby no break is proposed on a 44-foot-long horizontal faĆade plane on the first floor and 50.58 feet are proposed on the second floor. A variance is required. The premises also known as Section 1, Block 122, Lot 44, on the Nassau County Land and Tax Map, and are located in the Residence B Zoning District.Ā A copy of the application material is available for review in the Village of Great Neck Building Department, 767 Middle Neck Road, during regular business hours.Ā At said hearing, all parties and interests will be given an opportunity to be heard.
