INCORPORATED VILLAGE OF GREAT NECK ZONING BOARD OF APPEALS NOTICE OF PUBLIC HEARING 14 MORELAND COURT (Section 1/Block 201/Lot(s) 105) PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, February 2, 2023 at 7:30PM at Saddle Rock Village Hall, 18 Masefield Way, Great Neck, NY 11023, to hear the application of Rashel Sadykov, owner, represented by Edward Dickman, architect, for the premises at 14 Moreland Court in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Codes for an application to construct a new single-family dwelling: 1. §Section 575-82 Lot Coverage Lot coverage on a residential lot in the Residence C District shall not exceed the following thresholds: A.†Front yard coverage: 50%. The maximum front yard coverage is 1,160 SF, whereby 1,234.2 SF are proposed. A variance of 74.2 SF is requested. 2. §Section 575-85 Side Yards A. On an interior lot, a single-family dwelling shall have two side yards, one on each side of the main building. The aggregate width of the two side yards shall not be less than 15 feet, plus 1/2 of the width of the lot in excess of 50 feet. No side yard shall have a width of less than six feet, plus 2/5 of that portion of the minimum required aggregate width of both side yards in excess of 15 feet. Where practical the wider of the two side yards shall be placed adjacent to the narrower of the side yards of an adjoining lot or lots. The minimum aggregate side yard is 32.95 feet, whereby 19 feet are proposed. A variance of 13.95 feet is requested. 3. §Section 575-85 Side Yards A. On an interior lot, a single-family dwelling shall have two side yards, one on each side of the main building. The aggregate width of the two side yards shall not be less than 15 feet, plus 1/2 of the width of the lot in excess of 50 feet. No side yard shall have a width of less than six feet, plus 2/5 of that portion of the minimum required aggregate width of both side yards in excess of 15 feet. Where practical the wider of the two side yards shall be placed adjacent to the narrower of the side yards of an adjoining lot or lots. The minimum southern side yard is 13.8 feet, whereby 9 feet are proposed. A variance of 4.18 feet is requested. 4. §Section 575-85 Side Yards A. On an interior lot, a single-family dwelling shall have two side yards, one on each side of the main building. The aggregate width of the two side yards shall not be less than 15 feet, plus 1/2 of the width of the lot in excess of 50 feet. No side yard shall have a width of less than six feet, plus 2/5 of that portion of the minimum required aggregate width of both side yards in excess of 15 feet. Where practical the wider of the two side yards shall be placed adjacent to the narrower of the side yards of an adjoining lot or lots. The minimum northern side yard is 13.18 feet, whereby 10 feet are proposed. A variance of 3.18 feet is requested. 5. §Section 575-85 Rear Yards There shall be a rear yard, the depth of which shall be 25 feet plus 1/4 of the depth of the lot in excess of 100 feet. The minimum rear yard requirement is 60.5 feet, whereby 30.67 feet are proposed. A variance of 29.83 feet is requested. The premises also known as Section 1, Block 201, Lot 105 on the Nassau County Land and Tax Map, and are located in the Residence C Zoning District. A copy of the application material is available for review in the Village of Great Neck Building Department, 767 Middle Neck Road, during regular business hours.
