Ebrahimian, owner, 20 The Oaks, Roslyn Estates, NY 11576, in R-12 zoning district, also known as Section 7, Block 22, Lot 11, on Nassau County Land and Tax Map, for variances from Village Code Sections 200-22(B.) and 200-11.2, to legalize and expand existing conditions of pool and patio at existing single family home that provides (i) building area (lot coverage) of 36.8%, where maximum building area permitted is 25%, (ii) setback of only 5.75 feet from pool patio to rear property line, where minimum of 12 feet is required, and setback of only 4.75 feet from pool patio to west side property line, where minimum of 12 feet is required.
