NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 19 September 2023, at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following application and such other matters as may
come before the Board: CASE NO. PRBZA20230354- Application of John & Roya Eleyahouzadeh, as owners, with regard to the premises at 8 Blue Sea Lane, Kings Point, New York, for variances from Sections of the Code of the Village of Kings Point:
1.

§140-5 to legalize an illegally constructed swimming pool and appurtenant equipment that encroaches approximately 25 feet into the required 60-foot front yard, instead of being located in a side or rear yard at least 20 feet from the property lines.

§161-35(C)(3)(A) – to legalize an illegally construct 4-foot
6-inch high wrought iron type open fence in a front yard, instead of the maximum permitted 4’ height.

The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 63, Lot 86, located in a Residence A2 zoning district of the Village of Kings Point.
The applications and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours. At said hearings, all parties in interest will be given an opportunity to be heard. In the event that anyone needs a special accommodation for a disability, such person is requested to contact the Village Clerk at least five days before the hearing.
