VILLAGE OF KINGS POINT
NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 07th September 2022, at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board: CASE NO. PRBZA20220269 – Application of Negar Maher and Keith Maher, as owners, with regard to the premises at 20 Tideway, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to construct a new single-family dwelling and swimming pool: §161-10(A): to permit a front yard depth of 62.03 feet, instead of the minimum required 62.91 feet. §161-30.1(A): to permit a floor area of 8,364 square feet, instead of the maximum permitted 8,012.95 square feet †ß 161-30.4(A): to permit a building height of 29.5 feet, instead of the maximum permitted 28 feet. †ß 161-30.4(B)(1)(a): to permit a front yard sky exposure plane of 26.63 feet, instead of the maximum permitted 24.81 feet. §161-30.4(B)(1)(c): to permit a rear yard sky exposure plane of 25.24 feet, instead of the maximum permitted 18.74 feet. †ß 140-5: to permit a swimming pool to encroach 4.16 feet into the required 62.91-foot front yard. ††The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 144, Lot 12, and located in a Residence A2 zoning district. †††CASE NO. PRBZA20220270 ñ Application of Robert & Samantha Talasazan, as owners, with regard to the premises at 18 Martin Court, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to construct a new single-family dwelling: ††ß 161-10(B): to permit an aggregate side yard of 59.44 feet, instead of the minimum required 65 feet. †ß 161-30.1(B): to permit a floor area of 9,438 square feet, instead of the maximum permitted 7,878.79 square feet. †ß 161-30.3(A): to permit an impervious coverage of land in the front yard of 41.6%, instead of the maximum permitted 35%. †ß 161-30.3(B: to permit an impervious coverage of land for the entire property of 56.7%, instead of the maximum permitted 55%. §161-30.4(A): to permit a building height of 29.87 feet, instead of the maximum permitted 28 feet. §161-30.4(B)(1)(B): to permit a north side yard sky exposure plane of 30.67 feet, instead of the maximum permitted 21.05 feet. †The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 150, Lot 10, and located in a Residence A2 zoning district. †††CASE NO. PRBZA20220271 – Application of Ernesto & Christine Molmenti, as owners, with regard to the premises at 2 Pheasant Run, Kings Point, New York, for a variance from the following section of the Code of the Village of Kings Point to enclose a porch: §161-10(C): to permit a rear yard depth of 26.4 feet, instead of the minimum required 28 feet. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 178, Lot 35, and located in a Residence A2 zoning district. The applications and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours.†††At said hearings, all parties in interest will be given an opportunity to be heard.†††In the event that anyone needs a special accommodation for a disability, such person is requested to contact the Village Clerk at least five days before the hearing. All persons entering the Village Hall may be required to wear facemasks covering their nose and mouth at all times and maintaining a 6-foot social distance.
