NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 24th April 2023, at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board:  CASE NO. PRBZA20230108- Application of Kambiz Nazarian and Shohreh Eshaghian, as owners, with regard to the premises at 3 Harbour Road, Kings Point, New York, for a variance from § 140.5 of the Code of the Village of Kings Point to permit a mistakenly constructed swimming pool (spa) 17.6 feet from the rear property line, instead of the minimum required 20 feet. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 177, Lot 69, and located in a Residence A2 zoning district of the Village of Kings Point.  CASE NO. PRBZA20230109- Application of Blue Pheasant Corp. (Raine Silverstein, President), owner, with regard to the premises at 37 Pheasant Run, Kings Point, New York, for variances from §161-11(B) and (C) of Code of the Village of Kings Point to establish the subject property as a buildable lot for future development which lacks the required frontage and lot width. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 178, Lot 37, and located in a Residence A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20230111ñ Application of Hamptworth BM LLC (Benjamin Mardkha, Sole Member), as owner, with regard to the premises at 15 Hamptworth Drive, Kings Point, New York (a premises with three front yards), for variances from the following sections of Code of the Village of Kings Point to construct a single-family dwelling and a swimming pool, 1.§140-5: to permit a swimming pool and appurtenant equipment in a front yard (the Hamptworth Court cu-de-sac). 2.§161-30.4(B)(1)(a): to request variances to exceed the front yard sky exposure plane limitations at three locations on Hamptworth Drive and at three locations on Hamptworth Court. 3. §161-30.4(B)(1)(b): to request variance to exceed the side yard sky exposure plane at two locations on the northeast side of the premises. The premises shown on the Nassau County Land and Tax Map as Section 1, Block 176, Lot 8, and located in a Residence A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20230112ñ Application of Hamptworth DLM LLC (Daniel Leon Mardkha, Sole Member), as owner, with regard to the premises at 11 Hamptworth Drive, Kings Point, New York (a premises with two front yards), for variances from the following sections of Code of the Village of Kings Point to construct a single-family dwelling, 1. §161-30.4(B)(1)(a): to request a variance to exceed the front yard sky exposure plane limitations on Hamptworth Court. 2. §161-30.4(B)(1)(b): to request variances to exceed the side yard sky exposure plane at two locations on the southwest side of the premises. The premises shown on the Nassau County Land and Tax Map as Section 1, Block 176, Lot 62, and located in a Residence A2 zoning district of the Village of Kings Point.  The applications and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours. At said hearings, all parties in interest will be given an opportunity to be heard.  In the event that anyone needs a special accommodation for a disability, such person is requested to contact the Village Clerk at least five days before the hearing.
