NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York 11024, on 01st March 2023, at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board: CASE NO. PRBZA20230023 – Application of 8 Breeze Ct LLC, Elliot Nassim, Organizer, as owner, with regard to the premises at 8 Breeze Court, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to construct a new two-story single-family dwelling with a swimming pool, cabana, and fences. 1. §161-23(C)(1): to permit a shoreline setback of 78.75 feet, instead of the minimum required 106.11 feet. 2. §161-35(C)(3)(a): to permit fences 6 feet in height in a front yard, instead of the maximum permitted 4 feet. 3. §161-35(D)(2)(b): to permit fences 6 feet in height in side and rear yards without the minimum required 6-foot high screening. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 144, Lot 79, and located in a Residence A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20230024 – Application of 10 Dock Lane Realty LLC, Michael Vasinkevich, as owner, with regard to the premises at 10 Dock Lane, Kings Point, New York, for a variance from §161-23(A)(1) of Code of the Village of Kings Point to permit the construction of an underground utility vault in a front yard.†The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 196, Lot 36, and located in a Residence A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20230036ñ Application of Nader Bolour, as owner, with regard to the premises at 7 Birchwood Lane, Kings Point, New York, which has two front yards, for variances from the following sections of Code of the Village of Kings Point to construct a swimming pool and cabana in a front yard, 1.§140-5: to permit a swimming pool and appurtenant equipment in a front yard (Birchwood Lane). 2. §161-23(A)(1): to permit a cabana in a front yard (Birchwood Lane). 3.§61-24(A)(5): to permit an accessory building to be 13.75 feet high, instead of the maximum permitted 11 feet. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 130, Lots 50 & 261, and located in a Residence A2 zoning district of the Village of Kings Point. CASE NO. PRBZA20230037ñ Application of Emilia Bassalian LLC, Emilia Bassalian, as owner, with regard to the premises at 32 Rogers Road, Kings Point, New York, for variances from the following sections of Code of the Village of Kings Point to construct a new single-family dwelling and retaining walls, 1.§161-23(B)(2). to permit stairs to encroach 8.5 feet into a required side yard (west), instead of the maximum permitted 5 feet.†2.§161-30.1(B), to permit a floor area of 5,267.14 square feet, instead of the maximum permitted 4,287.4 square feet. 3.§161-36(D)(1) ñ to permit retaining walls 6 feet in height, instead of the maximum permitted 4 feet. 4.§161-36(E)(1) ñ to permit retaining walls 2 feet from a property line, instead of the required minimum 6 feet.†The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 73, Lot 7, and located in a Residence A zoning district of the Village of Kings Point. The applications and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours. At said hearings, all parties in interest will be given an opportunity to be heard.
