VILLAGE OF KINGS POINT

NOTICE IS HEREBY GIVEN that a meeting will be held by the Board of Appeals of the Village of Kings Point at the Village Hall, 32 Steppingstone Lane, Kings Point, New York†11024, on 07th April 2022, at 7:00 p.m. The Board will immediately adjourn for advice of counsel and, at 7:30 p.m., the Board will commence public hearings for the consideration of the following applications and such other matters as may come before the Board:†††CASE NO. PRBZA20220058 – Application of Jonathan Brisman, as owner, with regard to the premises at 108 Beach Road, Kings Point, New York, for variances from the following sections of the Code of the Village of Kings Point to construct a squash court and gallery as an addition to an existing single-family dwelling: 1.§161-17(C) to permit a rear yard setback of 27.9 feet instead of the minimum required 40 feet. 2.§161-23(A)(1)(C) to permit projections into the required rear yard.3.§161-30(1)(B) to permit a floor area of 6,699.6 square feet, instead of the maximum permitted floor area of 6,042.03 square feet. 4.§161-30.4(B)(2)(C) to permit a rear sky exposure plane of 35.19 feet, instead of † the maximum permitted elevation of 31.6 feet..††The premises are shown on the Nassau County Land and Tax Map as Section 1, †Block 203, Lot 100, and located in a Residence A2 zoning district of the Village of Kings Point; but with the dimensional requirements of the Residence A zoning district. CASE NO. PRBZA20220066 ñ Application of Babak Raminfar & Golnoosh Farrokhpour, as owners, with regard to the premises at 3 Dogwood Road, Kings Point, New York, for a variance from the following section of the Code of the Village of Kings Point to construct a deck at the rear of the dwelling:§161-23(A) ñ to permit a deck to project 12.6 feet into the minimum required 40-foot rear yard. The premises are shown on the Nassau County Land and Tax Map as Section 1, Block 73, Lot 13, in a Residence A zoning district. The applications and accompanying exhibits are on file in the office of the Village Clerk and may be inspected during normal business hours. At said hearings, all parties in interest will be given an opportunity to be heard.††In the event that anyone needs a special accommodation for a disability, such person is requested to contact the Village Clerk at least five days before the hearing.††All persons entering the Village Hall may be required to wear facemasks covering their nose and mouth at all times and maintaining a 6-foot social distance.
