NOTICE OF PUBLIC HEARING
44 North Road Section 1 Block 82 Lot 66
PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, May 2, 2019 at 7:30PM at Village Hall, 61 Baker Hill Road, Great Neck, NY 11023, to hear the application of Daniel Mairzadeh of Luxury Builders, LLC for the premises at 44 North Road in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Codes:
 §575-169 Driveways
 Every driveway shall have an unobstructed minimum width of nine feet and be set back at least two feet from all side or rear lot lines.
During construction of the above listed residence, the foundation was inadvertently located in the wrong location. The error was determined from a foundation location survey. As a result, the required side yard setbacks changed, causing it to be in violation of §575-169. The right side setback changed from 11 feet to 10 feet which prevents the required 9 foot driveway plus a 2 foot planting area. The requested variance is for
1 foot.
The premises also known as Section 1, Block 82, Lot 66 on the Nassau County Land and Tax Map, and are located in the Residence C Zoning District. A copy of the application material is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
If anyone needs special accommodations for a disability, such person should contact the Village Clerk at least 5 days prior to the hearing. At said hearing, all parties and interests will be given an opportunity to be heard.
