
The landmark building across from the Roslyn clock tower sold for $2.3 million March 22, according to Ripco Investment Sales
Ripco Vice Chairman Stephen Preuss represented the buyer and seller.
The sales price reflects a 5% cap rate, or rate of return on investment.
The 9,650-square-foot building sits on 0.37 acres at 2-8 Main St. in Roslyn.
Built in 1925, the two-story building is mixed-use, with retail stores on the ground-level first floor and offices on the second.
The buyer, Marianna Yusupova, intends to use the second-floor space as flagship offices for her company, a spirits importer and distributor.
There are currently nine office tenants in the building. Three offices have closed on the second floor, leaving space vacant and ready for Yusupova’s company.
There are currently three retail tenants on the first floor of the building: Val’s Elegant Barber Shop, Cami Boutique and Basari Butcher & Market, according to Preuss.
