INCORPORATED VILLAGE OF GREAT NECK ZONING BOARD OF APPEALS NOTICE OF PUBLIC HEARING 219 Steamboat Road (Section 1/Block 35/Lot(s) 28-29)†PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a public hearing on Thursday, February 2, 2023 at 7:30PM at Saddle Rock Village Hall, 18 Masefield Way, Great Neck, NY 11023, to hear the application of Mansour Farhadian, owner, represented by Paul Bloom, attorney, for the premises at 219 Steamboat Road in Great Neck. The applicant is seeking the following variance(s) from the Village Zoning Codes for an application for interior alterations and additions: †1. ßSection 575-84 Front Yards All lots shall have at least one front yard. A corner lot shall have a front yard on each public street on which the lot abuts. All front yards shall have a minimum depth equal to the greater of 20 feet or the average depth of the front yards of other lots which are on the same block front and within 200 feet. In no event, however, shall a front yard be required to have a depth which is greater than 35 feet. The average front yard on Steamboat Road is 32.65 feet, whereby the proposed at the vestibule is 13.4 feet.† A variance of 19.25 feet is requested.† The proposed at the addition is 20 feet, a variance of 12.65 feet is required.† The proposed at the roofed porch is 10.5 feet, a variance of 16.65 feet is requested-this number reflects a 5.5 foot credit for a permitted encroachment.† The vestibule does not qualify as a permitted encroachment. 2. ßSection 575-86 Rear Yards There shall be a rear yard, the depth of which shall be 25 feet plus 1/4 of the depth of the lot in excess of 100 feet. The minimum rear yard is 25 feet, whereby 22.6 feet are proposed.† A variance of 2.4 feet is requested. 3. ßSection 575-168 Facades of Single-Family Dwellings †In a single-family dwelling: A. No horizontal plane feet in width, regardless of the overall width of the facade. A projecting chimney shall be of a front or side facade shall extend for more than 30 feet without a change or break in said plane of at least two feet in width. The horizontal plane of a front facade shall have at least one break of at least two considered a change or break in a plane if it is: (1)†A minimum of two stories tall; (2)†At least four feet wide up to the second story, at which point its width may be reduced to three feet; and (3)†At least two feet deep. The front faÁade on Park Place has a horizontal break of 1.5 feet, whereby 2 feet is required.
