INCORPORATED VILLAGE OF GREAT NECK ZONING BOARD OF APPEALS -NOTICE OF PUBLIC HEARING 75 COLGATE ROAD† Section 1 /Block 62 /Lot(s) 102†PLEASE TAKE NOTICE, that the Zoning Board of Appeals of the Village of Great Neck shall hold a virtual public hearing via Zoom on Thursday, July 7, 2022 at 7:30PM, https://us02web.zoom.us/j/88356725404 or by calling 1 929 436 2866, Meeting ID 883 5672 5404. †† The Zoning Board of Appeals of the Village of Great Neck shall hear the application of Avigdor Lalehzarzadeh, owner, represented by Daniel Kamel for the premises at 75 Colgate Road in Great Neck. The applicants are seeking site plan approval and the following variance(s) from the Village Zoning Code in connection with their application for the construction of a new single-family dwelling:†1. ß575-79 Population Density and Street Frontage B.†No single-family dwelling shall be constructed on or occupy a corner lot having an area of less than 5,500 square feet or having street frontage of less than 55 feet on any one abutting municipal street or less than 155 feet on all abutting municipal streets. 5,000 SF and 50 foot north frontage with an aggregate of 150 foot frontage are proposed in this preexisting nonconforming residential lot with a house proposed to be demolished.†2. ß575-81 Lot Width and Lot Depth†B. On a corner lot: (1)†A minimum lot width of 55 feet shall be maintained from the lesser of the street lines of both public streets for the first 100 feet of lot depth or 30 feet beyond that point of construction of the principal building that is located farthest from such street line, whichever distance is greater. A minimum of 55 foot lot width must be maintained for the depth of 100 feet, whereby the width of the lot is 50 feet throughout the lot depth.†3. ß575-84 Front Yards All lots shall have at least one front yard. A corner lot shall have a front yard on each public street on which the lot abuts. All front yards shall have a minimum depth equal to the greater of 20 feet or the average depth of the front yards of other lots which are on the same block front and within 200 feet. In no event, however, shall a front yard be required to have a depth which is greater than 35 feet.†The minimum front yard allowed on Colgate Road is 25.58 feet, whereby 16.33 feet is proposed.† A variance of 9.25 feet is requested.††4.  ß575-87 Permitted Encroachments†A. The following encroachments into required yards are hereby permitted:†(3) One-story open porch, having a maximum eave height of 12 feet, and a terrace, neither one of which may project more than 5†1/2 feet into a minimum front yard. The permitted porch encroachment into the front yard is 20.08 feet, whereby 11.5 feet is proposed.† A variance of 8.58 feet is required.†5.  ß575-169 Driveways†D.†On a corner lot, a garage shall not face, and a driveway shall not enter the most major public street.†The garage is facing the most major public street.† A variance is requested.††6. ß575-170.2 Outdoor Compressors †B.†Location. Outdoor compressors used in connection with air-conditioning systems shall be located in the rear yard immediately adjacent to the rear wall of the residence and at least 20 feet from any property line. The minimum distance of an A/C compressor to the property line is 20 feet, whereby 19 feet are provided.† A variance of one foot is requested. †7.  ß575-170.2 Outdoor Compressors †B.†Location. Outdoor compressors used in connection with air-conditioning systems shall be located in the rear yard immediately adjacent to the rear wall of the residence and at least 20 feet from any property line. The minimum distance of an A/C compressor to the property line is 20 feet, whereby 18 feet are provided.† A variance of two feet is requested. The premises are also known as Section 1, Block 62, Lot(s) 102 on the Nassau County Land and Tax Map, and are located in the Residence Zoning C District.† A copy of the application materials is available for review in the Village of Great Neck Building Department, Village Hall, during regular business hours.
