PLEASE TAKE NOTICE that a public hearing will be held by the Zoning Board of Appeals of the Village of Roslyn Estates on Wednesday, April 20, 2022, at 7:30 p.m. at Village Hall, 25 The Tulips, Roslyn Estates, New York 11576, to hear: Case #632, the Application of Nicole Nitti, owner of premises at 79 The Serpentine, Roslyn Estates, NY 11576, in R-21 zoning district (Section 7, Block 48, Lot 206, on Nassau County Land and Tax Map), for variances from Village Code Sections 200-22.F. and 200-28.A., to permit alterations to an existing single-family home that would create: (a) a side yard set-back of 18.1í, where the minimum required setback is 20í; (b) an aggregate side yard set-back of 36.3í, where the minimum required aggregate setback is 45í; and (c) total impervious surface in a front yard of 36.21% of total front yard surface area, where the existing total impervious surface in the front yard is 34%, and where the maximum permitted total impervious surface in a front yard is 25% of total front yard surface area. At the public hearing, all persons will be given an opportunity to be heard. Individuals wishing to review file may do so during Village business hours. Those persons planning to attend meeting and who require special accommodations because of disability are requested to notify Village Clerk no less than 48 hours prior to meeting.
