LEGAL NOTICE PUBLIC HEARING
PLEASE TAKE NOTICE that a public hearing will be held by the Zoning Board of Appeals of the Village of Roslyn Estates on March 16, 2022, at 7:30 p.m. remotely, via videoconference only, with no ìin personî location, as authorized pursuant to NYS Legislation enacted September 2, 2021 (S.50001/A.40001), to hear:††Case #628, the Application of Jon Halperin, owner of premises at 3 The Dogwoods, Roslyn Estates, NY 11576, in R-30 zoning district, also known as Section 7, Block 20, Lot 600, on Nassau County Land and Tax Map, for variance from Village Code Section 200-22(B) and Section 200-11(C.)(4), to permit construction of rear yard patios and sun-deck that, as proposed, would result in: (1.) the total building area for all structures on the lot occupying 30.38% of lot area, where the maximum permitted building area cannot exceed 25% of lot area; (2.) pool sundeck with setback on North-east side of 9.58à to nearest property line, where minimum setback of 12à is required; (3.) firepit patio setback of 6.7à on North-east side, and 10.08à on West side, where minimum setback of 12à is required. Individuals wishing to review application file may do so during Village business hours. The hearing will be recorded and later transcribed. All persons remotely accessing/attending the Public Hearing will be given an opportunity to be heard.
